Annual Meeting and Election Follow-Up

Associa Management and the HOA Board of Directors would like to thank all the owners that were able to attend last night's Annual Meeting and Election! There were many items covered, great questions, and ample information given to all who attended. If you were not able to attend, we wanted to give you some updates below.
You belong to an HOA community with over 700 homes. We had a total of 193 total votes for the Annual Election with the results as follows:
There was an organizational meeting immediately following the Annual Meeting to discuss and make choices on specific roles of the board members.

On the Amendment voting, we had a total of 143 votes for the amendment changes and the results are as follows:
The first amendment voted on was to change the requirement of 2 trees in the front of each lot to 1 tree. This amendment change did not pass.
What this means, is all homes will still be required to have 2 trees between the front property line and the front building line.
The only exception would be a tree variance form that will still be required to submit, have approval and the remaining tree in the front yard meet all the size and type requirements.
The second amendment voted on was to lower the requirement of the total number of votes needed to actually make a change to the governing documents.
Currently this requires 70% of the community “in favor of” the change to pass. This amendment was to lower the percentage required down to 50% + 1. This amendment change did not pass.
The third amendment voted on was to implement a rental policy that would require the following:
An owner to live in the home for at least 12 months before leasing the home out.
No Airbnb allowed.
No subdivided lots.
Lease Agreement in writing and to follow the governing documents required.
Owner required to provide copy of governing documents to tenant and notifying changes.
Owner to provide copy of executed statement with tenants agreeing to terms.
Cap set at 15% total for all homes rented in community.
Lease wait list managed, monitored to stay within 15% requirement.
No leases less than 3 months.
Board may levy fines, if in default of any terms.
This amendment did not pass.
*Note-Owners are requested to continue to send in the owners contact form and submit the tenant information form upon purchasing the home.
This ensures the management company has the most accurate information to send all billing statements, notices, letters, announcements and any other pertinent information to the homeowner/deed holder. If leasing the home and a management company is overseeing the lease, please note an official authorization to release information to them must be on file.
